ReGen Living Waurn Ponds has been established as an over-55s land lease community that provides buyers with the security of home ownership without the financial burden of land ownership.

ReGen Living is proudly developed, owned and operated by Oliver Hume Property Group, one of Australia’s most respected property services companies. With a 70-year history, decades of experiences in creating masterplanned communities and an established presence in Geelong ReGen Living is set to become Geelong’s premium over 55’s community. With 70,000 Australians already living in land lease communities, demand for this innovative form of housing is expected to continue growing, especially in suburbs like Waurn Ponds, where the population of people aged over 50 is expected to grow significantly. Research by Oliver Hume shows the population aged 55-85+ in Waurn Ponds is forecast to grow 119% between 2021 and 2046.

The existing population is also expected to begin considering downsizing options, with 3,446 residents (out of a total of 5,900) aged 55 and older living in homes with four or more bedrooms that they fully own.

Regen Living General Manager Ashley Duster said changing demographics required a new approach to downsizing.

“Our community offers a new form of home ownership and one where active, independent Australians can live affordably without compromising on quality or lifestyle.”
“This is a true masterplanned community that puts lifestyle first with best-practice design and a financial model that allows buyers to own their home while leasing the land.”

ReGen Living chose the Waurn Ponds location for its first project due to its proximity to established everyday amenities where shopping and services are ready to use now, not coming in the distant future.

“We spent considerable time researching how people over 55 want to live,” Mr Duster said. “In listening to these needs we have turned land lease living on its head and will deliver a truly innovative community.
“Homes will be priced to allow local downsizers to release funds from the sale of their existing home. For some people, this means money to travel, buying a new car, or helping out the kids..
“Our homes are designed to integrate with the neighboring community with contemporary facades and well considered spaces.”

Key Features of the ReGen Living Waurn Ponds community include:

  • Affordable Ownership Model: Buyers purchase their homes and lease the land, paying no stamp duty and often qualifying for government rental assistance. This model provides financial freedom and unlocks equity from previous homes to support future goals.
  • Vibrant Community Amenities: The gated community will feature a contemporary clubhouse with an indoor and outdoor pool, gym, private cinema, his and her steam rooms, wine bar, billiards parlor, co-working space and private dining room. An active sports precinct will contain tennis and pickleball courts, a golf simulator and a sports bar pavilion. The Lakehouse features a yoga and pilates studio, as well as a creative arts hub. A community workshop will be located adjacent to a greenhouse and edible garden zone.
  • Low-Maintenance Living: The modern homes, designed for energy efficiency and comfort, are priced to allow buyers to release funds from the sale of their homes. With minimal maintenance requirements, residents can spend more time enjoying life.
  • Strategic Geelong Location: Positioned in Waurn Ponds, the development offers proximity to local shopping centres, medical facilities, public transport, and natural surroundings, making it ideal for downsizers who want to remain near family and
    services.
“Many people starting to think about the retirement phase of their life want to downsize—but not downgrade,” Mr Duster said, “We understand that they want to free up capital, reduce maintenance burdens, and remain socially connected in an environment that matches their lifestyle aspirations. We are confident that what we are creating at ReGen Living will far exceed our customers needs & expectations. ”

Interested buyers who register before September will receive access to genuine benefits, including priority home selection and early bird pricing, with significant savings.
