First-time buyers in Brisbane can still find homes under $800,000 despite the city's explosive property price growth. A new report from national property specialist Oliver Hume highlights the top 10 affordable suburbs in Greater Brisbane for 2026, with Redbank Plains, Waterford West, and Slacks Creek leading the way. The analysis focused on factors such as affordability, government assistance eligibility, supply availability, and proximity to key infrastructure. Other notable suburbs include Logan Reserve, Caboolture, Morayfield, and Forest Lake.

Redbank Plains, 27km from the CBD, offers a median house price of $710,000 and 525 listings over the past year, making it a strong contender for first-time buyers seeking value within reach of major amenities. Other areas, like Caboolture, offer similar prices and are well-serviced by public transport.

Despite Brisbane's price growth, the report emphasises that there are still plenty of affordable options for buyers looking to maximise their deposit and access government assistance schemes. First-time buyers can take advantage of various initiatives, such as the $30,000 first homeowner grant, stamp duty concessions, and the 5% deposit scheme.
