How Does Redstone Sunbury Compare on Land Prices to Other Growth Corridors?

iBuildNew's editorial team reports on new land pricing data from selling agent Oliver Hume, which shows Villawood Properties' masterplanned Redstone community in Sunbury offering some of the strongest value across Melbourne's northern and western growth corridors. The July figures place a 448sqm Redstone lot from $425,900, well below comparable lots in nearby precincts.

How Do Melbourne's Growth Corridor Land Prices Compare?

Oliver Hume's July data shows a like-for-like lot at Redstone is priced $136,100 below an equivalent lot in Craigieburn, while Donnybrook, the closest comparison in price, still carries a $31,100 premium over Redstone. The figures reflect a broader shift in Melbourne's growth story, moving from the traditional southeast corridor toward the north and west, with Sunbury emerging as a standout for value among house and land buyers.

What Does This Mean for Buyers Considering Redstone?

Villawood COO Andrew Duggan said Redstone was delivering a premium masterplanned community at a genuinely accessible price point, something other corridors could not currently match. "A buyer at Redstone is saving well over $100,000 on an equivalent lot in Craigieburn, and they're not giving anything up to do it. If anything, they're getting more," he said. The pricing gap comes without a trade-off on amenity, with Redstone featuring the $18 million Club Redstone, Villawood's 11th residents' club, alongside parks, playgrounds and open space woven through the masterplan, while Sunbury's existing rail, retail, health and education infrastructure gives the estate an advantage over greenfield sites that arrive ahead of their surrounding amenity.
